
During the summer season, as usual, investor interest in purchasing real estate in Jurmala increases. How much money do you need to buy a 3-bedroom apartment with 2 bedrooms by the sea: 200,000 euros, 400,000 euros, or 900,000?
KOM-INVEST has prepared for its clients an overview of new construction prices in Jurmala.
As is known, Jurmala stretches in a long strip along the sea for several kilometers. Similarly, along the sea runs a transit highway through all of Jurmala, by which you can travel from Lielupe to Kauguri, and a railway line where electric trains run.
The price category of construction projects is determined by proximity to the sea and location relative to the railway and active highway. Also, the prestige of the location is important, which is determined by proximity to the Dzintari Concert Hall and the Jomas promenade street.
The most expensive projects are located at the Majori, Dzintari, and Bulduri stations.
The price per square meter in a project on Juras Street, the first line from the sea in Majori, is 6,500 - 7,500 euros per sq.m. This will be an apartment without finishing in an elite project.
The price per sq.m. in a lower-class project is approximately 5,600 euros, without finishing.
If you are not bothered by noise and music, and you want to observe tourists walking on Jomas Street from your balcony, you can buy an apartment in a project at a relatively low price for Jurmala, approximately 3,800 euros per sq.m.
If you move from Dzintari towards Bulduri along Dzintaru Avenue and Bulduru Avenue, that is, along the first line, then one after another premium class projects are being built here. The price per square meter in them ranges from 5,000 to 10,000 euros per sq.m. without finishing. The price variation depends on the floor, view from the windows, layout, presence of terraces or land plot.
If you look at new construction in Bulduri slightly further from the sea, but still close enough to it, 2-3 lines, then the price starts to decrease, and there are good projects here at 3,500 - 4,000 euros per sq.m.
If in Bulduri you walk from the sea inland for about 10 minutes and cross the railway, then here apartments in new projects are sold at a price of 3,000 - 3,500 euros per sq.m.
The cheapest apartments in Jurmala can be found in Dzintari, behind the railway, approximately 2 km from the sea. Here, within 200,000 euros, you can buy a 3-room apartment with finishing in a new building. The advantage of this location is that there is absolute silence and tranquility, a beautiful Lielupe River nearby, and you can reach the sea and the Dzintari Concert Hall on foot in half an hour.
Several new projects have been built in Lielupe. This is also a very quiet and isolated part of Jurmala, there are no transit roads here, the Lielupe River is close, a yacht club, but the sea is far away.
Prices in projects vary.
There is a wonderful project near the yacht club at a price of approximately 3,000 euros per sq.m. with good finishing, and there is also an expensive construction project near the water park at a price of approximately 4,700 euros per sq.m. without finishing.
If you leave the active tourist zone of Jurmala, and from Majori station move along the sea towards Dubulti, there are several projects quite close to the sea here. Prices approximately 3,500 - 4,500 euros per sq.m.
If you continue further into the quiet part of Jurmala, we end up in Melluzi and Asari, on the beautiful Kapu street. This is the first line from the sea, a street of beautiful villas and mansions, practically in the dune zone.
The price per square meter in new construction on Kapu Street is approximately 4,000 - 6,000 euros.
If in Asari you shift from the first line towards Asaru Avenue, a bit further from the sea, then the price per sq.m. in a new building here will be approximately 3,300 euros with full finishing.
And if you choose a project in Asari even further from the sea, near the railway, then the price is already quite low, approximately 2,200 euros per sq.m.
So, what is the result? If you want to buy an apartment of approximately 85 sq.m. with 2 bedrooms, then in elite projects in Bulduri, Dzintari, and Majori, you need to budget from 500,000 euros to 1,000,000. If you are satisfied with living in Bulduri a bit further from the sea, you can fit within 400,000 euros.
In Dzintari behind the railway, 200,000 euros will be enough.
In Asari and Melluzi, you need a budget from 300,000 euros to 600,000 euros.
In Jurmala in the current season, about 30 new projects are under construction, which will await their buyers.
