Some of our clients ask - is it possible to rent an apartment to "operators" who deal with short-term rentals?
Indeed, nowadays there are many companies that lease apartments on a long-term basis (for one or two years), purchase necessary equipment and furniture, and rent them out daily through platforms like Booking.com / AirBnB. Apartments in Old Riga, in the City Center, or in prestigious new projects are of the greatest interest.
We view such cooperation positively. One of our clients has an apartment in Old Riga, where it was not possible to find stable tenants.
The apartment had a small area, and the windows faced a hotel, so it was noisy. For a family, this was not a suitable option - one bathroom, small area. For one person or a couple, it was too expensive.
But then a short-term rental "operator" contacted us and offered very favorable terms. The apartment is rented out for two years at market price, and the "operator" pays for insurance, performs regular minor repairs, organizes cleaning, and maintains order.
Our client agreed, and is very satisfied. For over a year now, the professional "operator" has reliably paid the rent and utilities, paid the insurance, and kept the apartment in good condition.
So if you receive an offer from an "operator," inquire about the cooperation terms and check their profile on Booking.com / AirBnB. There you can find their portfolio of properties and read guest reviews. If the reviews are mostly positive, you can agree to rent the apartment to the "operator."
