Purchasing real estate to obtain a residence permit is not a single transaction, but an entire project that includes legal support, interaction with government agencies, preparation of a large number of documents, and constant communication with the client.
Below is a real example of one of the projects that was handled by our company's lawyer.
30.05.2025 - real estate purchase agreement signed.
17.06.2025 - ownership rights registered in the Land Register (awaited local government consent for the property acquisition).
08.10.2025 - residence permit application documents submitted.
29.12.2025 - positive decision on residence permit approval received.
Initially, a state fee was paid for document review within 30 days. However, the Office of Citizenship and Migration (PMLP) extended the review period by requesting additional documents and information.
27.01.2026 - residence permit ID cards received.
It is important to remember that after receiving a positive decision, the investor must, within three months:
- pay a state fee of 5% of the value of the acquired property (to the state budget)
- obtain an ID card.
The total duration of the process was 242 days, or almost 8 months.
However, it should be understood that 4-6 months is the standard timeframe, which typically includes both stages: real estate acquisition and residence permit processing.
The fastest result in our practice is two months from the date of signing the purchase agreement. This is the timeframe within which an investor from Israel obtained a residence permit.
