Riga - the most affordable residential rental market in the Baltics

Riga maintains its leadership among Baltic capitals in terms of housing rental affordability.

Unlike Tallinn and Vilnius, apartments costing up to 300 euros can be found here not only in residential areas, but also in central parts of the city.

This is evidenced by data prepared by journalists from the publication "Square Meter".

The analysis covered three months - September, October and December 2025.

This allows us to assess the stable situation after the summer season. One-bedroom apartments and studios in the price segment up to 300 euros were analyzed.

Thus, Riga consistently offers several times more affordable options than neighboring capitals.

Affordable apartments - not only on the outskirts. It's not just about peripheral neighborhoods.

Apartments up to 300 euros can be found in the city center as well. For example, at Avotu Street, 76 in a renovated building from 1899 - an architectural monument - a studio of 33 sq. m is rented for 300 euros per month.

But of course, this is a distant and not prestigious area of the city center.

For comparison, in Tallinn and Vilnius, it is impossible to rent housing in satisfactory condition for such an amount today, especially in renovated buildings in the center.

Similar properties cost from 600 euros in Vilnius and from 700 euros in Tallinn. On average, rent there is 40-60% higher.

Riga is attractive not only for lower rental prices.

The city wins in terms of price-to-quality ratio across several parameters: urban environment, tourism potential, transportation accessibility and the job market situation.

One of the key advantages from a tourism perspective is the large concentration of Art Nouveau buildings that form the city's unique character. An additional factor is Riga's high position in international pedestrian accessibility rankings. In the Insider Monkey ranking "30 most walkable cities in the world," Riga took second place, losing only to Florence, while Tallinn came in seventh.

Riga Airport remains a significant advantage, regularly appearing in rankings of the best airports in Eastern Europe. The number of direct flights here is considerably higher than that of its neighbors, which increases the city's attractiveness for tourists, expatriates and international specialists.

In terms of wage levels, Riga still lags behind Tallinn and Vilnius, however this is compensated by more affordable rent. In recent years, the city has seen active development of IT companies and the opening of new Class A office centers, which strengthens the influx of foreign specialists and creates sustainable demand for rental housing.

Despite all its advantages, Riga has a weak point - the condition of historical wooden buildings in central neighborhoods. Hundreds of such buildings require renovation. However, existing co-financing mechanisms (from local government) provide limited amounts - up to 20,000 euros for a facade or roof and only 1,000 euros for shutter restoration.

Overall - in terms of housing affordability, price-to-quality ratio, transport infrastructure and urban environment - Riga remains the most attractive rental market among Baltic capitals, maintaining competitiveness for both tenants and investors.
