Reliable Information About Mortgage Loan Issuance in Latvia

Analysis of the Real Situation Regarding Mortgage Lending in Latvia

We often have clients who find very "interesting" information somewhere and ask us to confirm or refute it.

Let's consider an article that claims Latvian banks willingly issue loans to non-residents.

First, some bank names are incorrectly stated.

Aizkraukles banka - no longer exists; the bank is in the process of liquidation.

SMP Bank - changed ownership and is now called "INDUSTRA".

Second, false information is provided.

Latvian banks extend credit to non-residents only in exceptional, rare cases, and only if there is a connection to Latvia and, necessarily, a source of income in Europe.

Connection to Latvia means having family living in Latvia or running an active business.

Third, an important detail is overlooked.

Banks issue loans based not on the purchase price of the property, but on its appraised value.

We have encountered situations where a property in Jurmala was priced at 250 thousand euros, but its appraised value was no more than 200 thousand euros.

Consequently, a loan of 40-50% of the transaction is possible only based on 200 thousand.

Our main principle of operation is honest and open communication with clients.

If there is a task to be done, we need to solve it. We can use our experience, proven contacts, and try to find a solution.

But if it's impossible - we won't give false promises; we'll honestly tell you that we can't help.
